Please Help: Capital Gain and cost of acquisition

if the assessee has made one time payment for "Covered Car Parking" and "Fire fighting & Electricity" along with the purchase price of the flat and the same are mentioned in sale agreement also but not in registry, whether these shall be added to the cost of acquisition or not?
