Please Help: Rate of Service Tax

Dear Sir/Madam
The rate of Service tax after abatement on a residential unit of residential project is 3.09% if the carpet area is less than 2000 SQ.Ft and Consideration is less than Rs.10000000/-.
My query is that if residential unit is the part of a Commercial project (in which most of the units are for commercial purpose)then what will the rate of service tax 3.09% or 3.708%.
